- Case Study
446 Tiogue Ave Coventry Ri
- Overview
SOLD Restaurant for full asking. While keeping the sale confidential to maintain uniformity of employees during the sales process .
- Phase one
Insight
A successful local restaurant was positioned close adjacent to a property positioned on a signaled intersection. Acquiring the adjacent property would give home direct access to the light and square off his property. Need hash tag Natick, mixed use development, off market real estate , creating value.
- Phase Two
Strategy
I noticed a bank next door that was not maintaining its property.I cold called restaurant to suggested owner consider purchasing the bank property. The restaurant owner had already made offers to the bank owner but was unsuccessful in completing the deal.
- Phase Three
Outcome
I worked with him to put together an unsolicited offer, which resulted in him purchasing the bank property for $300,000 less than his original offer. This acquisition squared off his property, adding additional value to both properties. His property now had direct access to the light and back property had additional parking making it more desirable to potential tenants
