Brigham-Gill Chrysler Dodge Jeep lost their temporary lease and required immediate location for new inventory storage. The high cost of the inventory required security for insurance purposes. At the time local dealerships were paying $ 40,000 per year per acre, plus the cost of security. McGovern Commercial Sales and Leasing LLC secured a purchase of 5 usable acres inside a secured facility on their behalf for a fraction of the cost to lease one acre for a year. It required a full understanding of the property and use restrictions.
New England Flower Exchange
The Boston Flower Exchange, an iconic landmark, lost its lease on Albany Street. The property was sold to a large developer for a mixed-use development. The Boston Flower Exchange has been in business for over one hundred years and supplies most major supermarket chains in the area. The relocation process has been long and difficult with many variables. The search to replace the Albany Street location while gaining consensus of the majority of venders has been a large undertaking. Identifying a property, large enough to accommodate 15 wholesale venders close to the airport. Boston has seen a large loss of industrial space due to large Lab space demand. Wholesalers work on low margins with high business volumes. It required a convenient location to maintain current sales volumes and profitability. All while finding a location considered female safe. Consulting with the local police enforcement and Market Basket security to ensure safety for vendors and employees. It was a two-year process to lease 64,000 SF located at 260 Second Ave in Chelsea Ma. Then signing a master lease and 14 subleases. Buyers Broker for Retailer
Best of Boston Retailer wished to purchase a building in a regional market. They had worked with national brokerage companies and were unsuccessful in purchasing a property in this marketplace. They wanted visibility and an existing building between 10,000 to 20,000 SF. The former owner ran a business out of this location. The gross revenue generated from this location did not cover the cost of the mortgage. We made an unsolicited offer to purchase. It worked out favorably for both the seller and the buyer.
Seller Retirement 7-19 Washington St Natick
The owner wanted to retire and lease an old obsolete building. It required too much money to bring the property to code. He opted to sell his property instead of investing additional capital. The property was sold and made into a beautiful new Mixed-Use Development under constructions.
